Move-In and House Rules

When You Move In you’ll need to complete the move-in inspection report, which will be sent to you via Hybel.no. This is an important step to document the condition of the property upon arrival.

Remember to take photos of your room and the apartment and upload them to the system. This helps ensure you won’t be held responsible for any damages that were already there before you moved in. It also increases the chances of getting your full deposit back when you move out.

To ensure everyone enjoys living here, there are a few important rules we all need to follow:

• Quiet hours: Silence must be observed between 11:00 PM and 7:00 AM throughout the property.
• Waste disposal: Trash must be sorted and disposed of regularly. Storing garbage indoors or in common areas is not allowed.
• Smoking: Smoking is not permitted indoors. If you smoke outside, please do so without disturbing others. Make sure to dispose of cigarette butts and snus properly in designated bins.
• Fire alarm and emergency response: If the fire alarm is triggered due to negligence, the tenant will be responsible for covering the cost of the emergency response.
• Electric vehicle charging: Charging electric cars or using engine heaters is not allowed. Charging e-bikes or scooters must not be done indoors or near the building due to fire safety concerns.
• Snow removal: All residents are responsible for snow shoveling on the property, especially around stairs, entrances, and driveways.
• Pets: Pets are not allowed in the apartment, room, or shared areas.
   
• Overnight guests:
  • In private apartments: Guests may stay for up to 14 days.
    You must be present during the entire stay, and guests should not disturb other residents.

Gate and entrance door: Must always be kept locked to ensure the safety of all residents.

Tenants are responsible for basic maintenance tasks, such as changing light bulbs.

• If you request a janitor or electrician through us and it turns out the issue is not our responsibility, you will have to cover the cost yourself. So always check carefully before reporting a problem!
• Removing furniture, replacing furnishings, or making any changes to the apartment is not allowed without our approval. This also means you cannot paint the room without special permission.
• If you need maintenance assistance, submit a maintenance request through the chat on Hybel.

• Bicycles, skis, and similar items must only be placed in designated areas.
• Stairwells must always be kept clear—this means no doormats, shoes, or other items blocking the way.

We want everyone to feel comfortable here, and good indoor air quality is important for your well-being.

Here are some simple steps you can take:

• Ensure good air circulation in your room and common areas.
• Take out the trash regularly.
• Avoid stagnant, humid air, especially in the bathroom. After showering, keep the fan running long enough for all the steam to clear.
• In the bedroom, air out the room well before going to bed and consider leaving the door slightly open during the night.
• Avoid placing furniture directly against exterior walls, as this can cause condensation.

Key Fees

• Loss of system key (main door, room/apartment): NOK 1,500
• Failure to return keys upon move-out: NOK 3,000
• If the landlord has to unlock your apartment because you lost or forgot your key, the cost is NOK 500 during working hours (08:00–16:00). Outside working hours, you will be charged the emergency service fee from the subcontractor plus an administration fee of NOK 500.

Room Cleaning

• If the room/apartment and common areas are vacated without sufficient cleaning and tidying, the tenant will be charged NOK 100 per square meter, with a minimum fee of NOK 2,000.
• Left-behind items that need to be removed will incur the same fee.
• If you violate the indoor smoking ban, the apartment or room may need to be repainted, and the cost will be charged to you as the tenant.

Other Charges

• Costs for abandoned furniture, trash, etc., will be invoiced at NOK 850 per hour plus disposal fees.
• Using rooms that are not rented to you is not allowed. If this occurs, you will be charged rent for the room.
• Damage to fixed fixtures beyond normal wear and tear will be charged to the tenant for replacement costs.
• If rooms or apartments need repainting or repairs due to damage, indoor smoking, or excessive wear beyond normal use, charges will apply based on subcontractor prices plus an administration fee of NOK 500.
• If the case is sent to debt collection, collection fees will be charged in accordance with the Debt Collection Act §§ 2-2 and 2-3.

Fire Safety

When you move in, you will go through a fire safety briefing with a housing mentor or janitor. This form must be completed and signed by both parties.

FIRE EMERGENCY REMINDER

There is a simple rule to remember in case of fire: “Rescue, Alert, Extinguish.”
The order may vary depending on the situation, but these are the main points:

RESCUE

• Alert everyone in the building.
• Help each other get to the agreed meeting point.
• Check that everyone has evacuated safely.

ALERT

• Call the fire department at emergency number 110.
• Provide the exact address.
• Do not hang up until you are told to do so. The fire department is on its way while you are on the line.

EXTINGUISH

• If the fire is small, try to put it out.
• Do not put yourself or others in danger.
• Remember that smoke is toxic, so be careful.
   

FIRE ALARMS

For properties with a central fire alarm system, tenants are required to familiarize themselves with how it works, including notification procedures for the fire department and the landlord.

Smoke detectors and sensors must never be covered or removed.

If there is no central alarm system, you must replace the smoke detector batteries at least twice a year and test it regularly.
 

SAFETY WHEN USING THE STOVE

• Always supervise pots and pans when using the stove.
• Use a timer or alarm when cooking in the oven.
• Double-check that all burners are turned off before leaving the kitchen.
• Do not place flammable objects on or near the stove.
• Avoid cooking hot food if you are tired or intoxicated.
• Ensure good ventilation to prevent cooking fumes from triggering the fire alarm.
• Always have a working smoke detector near the kitchen.
• Keep fire extinguishing equipment accessible. Note: Never use water on grease or oil fires!
